What size TV for a 12x12 room?

65 inch is the safe choice for a 12x12 ft room; 75 inch works well too if you wall-mount and sit toward the back of the room. A 12 × 12 ft room (3.66 × 3.66 m) leaves roughly 2.6 to 3.0 m between your eyes and the screen once the TV's own stand-off and the gap behind your seating are subtracted — and 2.6 to 3.0 m is exactly the band that points to 65 to 75 inch. The room is not the distance — derive it

Start from 366 cm wall to wall. Subtract 10 to 15 cm for the TV sitting proud of the wall on a stand (or about 6 cm if it's wall-mounted flush). Subtract another 45 to 55 cm for the gap between the wall behind your seating and your own eyes — a sofa isn't flush against the wall, and your eyes sit some distance in front of the sofa back itself. Subtract any walkway you deliberately leave behind the seating, if there is one. Result: roughly 2.6 to 3.0 m in a typical layout, toward 3.0 to 3.1 m if the sofa sits hard against the back wall with no walkway at all. Every one of these subtractions is an assumption you can change for your own room — the point is doing the subtraction at all, not trusting the raw 366 cm.

The arithmetic, worked through once

Using the middle of each range above: 366 cm − 12 cm (TV stand-off) − 50 cm (seat-to-wall gap) − 40 cm (a modest walkway behind the seating) = 264 cm, close to the 2.6 m lower end. Drop the walkway entirely, because the sofa sits hard against the back wall with nothing behind it: 366 − 12 − 50 = 304 cm, close to the 3.0 m upper end. The single biggest swing factor in the whole calculation is whether there's a walkway at all — not the TV's stand-off, which barely moves the total by a few centimetres either way.

What that distance actually says

At 2.6 m: a relaxed SMPTE 30° reference points to about 63 inch; an immersive THX 40° reference points to about 86 inch. At 3.0 m: SMPTE points to about 73 inch; THX to about 99 inch. The relaxed standard says 65 to 75; the immersive one says 85 to 98. Most people furnishing a 12x12 room land somewhere between the two references rather than at either extreme — which is exactly why 65 and 75 inch are the two sizes that keep coming up as the practical answer for this room, rather than the full spread either standard alone would suggest.

Now check the wall

A 366 cm wall takes a 65 inch (~145 cm body, about 40% of the wall) or a 75 inch (~167 cm, about 46%) comfortably, with real space either side for a media unit. An 85 inch (~189 cm, about 52%) starts to dominate a room this size and leaves noticeably less either side — not impossible, but a bigger commitment of the one wall a 12x12 room usually has to spare. Leave at least 30 cm clear on each side of the media unit itself, not just the TV, for the room to still read as furnished rather than wall-to-wall screen.

Height, because small rooms mount high

At a common 105 cm seated eye line, the bottom edge wants to land around 64.5 cm for a 65 inch and 58.3 cm for a 75 inch — a taller panel's centre sits at the same eye line by mounting its bottom edge correspondingly lower. Every row uses the same subtraction method as the 12x12 case above — wall-to-wall along the viewing direction, minus stand-off, minus the seat-to-wall gap, minus any walkway — and the "practical size" column leans toward the relaxed end of what the distance technically allows, which is where most living-room seating actually ends up comfortable.

When a smaller TV is the right call

Seating set off to one side of the room, rather than centred on the TV, changes the geometry the sections above assume. A seat 1 m off to the side of a screen that's 2.6 m straight ahead isn't actually 2.6 m away — Pythagoras puts the real distance closer to 2.8 m, at a genuine angle off the screen's own centre line rather than square-on. That's further away and at a worse viewing angle at the same time, which argues for a smaller size than the straight-on distance alone would suggest, or for moving the seating back toward centre if the room allows it. A room that doubles as a walkway or thoroughfare eats into the seat-to-wall distance in a way that's easy to forget until the sofa is already in place. And a TV that ends up competing with a window for the same wall — glare during the day, reflections at night — is sometimes better solved with a smaller screen on a different wall than a bigger one fighting the light.
